What platforms do you serve?

All of them. GuestRdy is built for short-term rental hosts regardless of where — or whether — the property is listed. Airbnb, Vrbo, Booking.com, and fully direct-booked vacation homes all work the same on our end. You get the same turnover workflow, the same photo history, and the same invoicing regardless of how bookings come in.

What's your pricing?

We share a detailed rate card directly with new hosts during the onboarding conversation. Pricing is based on bedrooms, bathrooms, and any property-specific factors like on-site laundry, waterfront access, or linen service. There are no surprises — you see the agreed rate before any job is booked, and every invoice shows the line items that make it up.

How does scheduling work?

You share your Airbnb, Vrbo, or Booking.com iCal link once in your GuestRdy portal and we sync it automatically. Every guest checkout creates a turnover request on my schedule — if I'm available during your window it's booked, if I'm not it flags for manual handling. Direct-booked hosts can create turnovers manually in the portal or sync from whichever personal calendar they run their bookings through. You can also book one-off turnovers, deep cleans, or mid-stay refreshes directly from your portal at any time.

What does the walkthrough visit look like?

Before the first paid turnover we'll meet at your property for a short walkthrough — no cleaning, just a conversation. We'll go through your standards, access info (gate codes, lockboxes, smart locks), where linens and supplies live, any staging preferences, and anything specific to that property. Everything from that visit gets captured in your property profile so every turnover runs to your standard from day one.

What exactly do I see after each turnover?

The moment a turnover is marked complete, your portal updates with: a timestamped checklist showing every task that was completed, before/after photos room by room, any issues I flagged with their own photos and severity, the total time on site, and an itemized invoice ready to pay. You can browse the full history of any property at any time.

How do I pay?

Every completed turnover generates a Stripe-backed invoice in your portal. You can pay each invoice manually with one click, or save a card on file and opt into auto-charge so invoices are settled automatically after each job. Receipts are always downloadable as PDF for your records.

What if something's broken, missing, or the guest left a mess?

Any issue I find during a turnover gets logged with photos, a severity tag, and a short description — and it shows up in your portal within seconds. You can acknowledge it, ask me to handle it, or escalate. For long-term items (wear and tear, recurring damage, missing inventory) there's a separate damage log that tracks the history across turnovers so nothing falls through the cracks.

Do you track supplies like paper towels and toiletries?

Yes. Each property has its own supplies profile — paper products, toiletries, coffee, detergent, etc. — with par levels you set. I flag anything running low during a turnover so you can restock before the next guest. You'll never get a midnight text about missing toilet paper again.

Will I get notified when a turnover is done?

Yes. You choose how — push notifications through the portal (on desktop or mobile), email, or both. You can subscribe to notifications for any combination of: turnover started, turnover completed, issues reported, invoice sent, invoice paid, or new messages.

Can you talk to me through the portal?

Yes — every conversation lives in the portal's messages section, tied to either a specific turnover or a specific property so context is never lost. Replace text threads and forwarded emails with one clean inbox per property.

Am I locked into a contract?

No. Pay-per-turnover, no monthly minimums, no termination fees. If you prefer the predictability of a monthly retainer for a high-volume property, that's available as an option — but it's never required.

Are you insured?

Yes — $1M general liability through Lloyd's of London. A certificate of insurance is available on request, and you can also find it linked from your host portal once you're onboarded.

What's your service area?

Kennebec County and the Belgrade Lakes region are the core footprint — Vassalboro, Belgrade, Augusta, Waterville, Winthrop, Winslow, Oakland, Sidney, China, Wayne, and surrounding towns. Properties outside that zone can still work on a case-by-case basis; reach out and we'll talk about it.
